Hotel Capital Partners launch Elli Living

The launch of Elli Living is HCP’s second venture into the living sector.

Hotel Capital Partners (HCP) has announced the launch of its new living sector management company under the branding of Elli Living. The first management will be a 125-room co-living and extended stay accommodation scheme in Melbourne.

Elli Living is a full-service living-sector operator managing across medium-stay, extended-stay and co-living formats. The platform is underpinned by a proprietary, AI-enabled technology stack that automates dynamic pricing, yield management and multi-channel distribution, while managing resident communications, digital bookings and predictive maintenance through a single integrated system.

“We have a strong conviction for living sector assets that specifically target medium term accommodation. Our first management is a high-quality asset in one of Melbourne’s most vibrant inner-urban precincts.

“We see significant opportunity to deliver value for our capital partners as demand for flexible, well-located accommodation in highly activated locations continues to grow.”

Stephen Burt, Managing Director, Hotel Capital Partners

With living-sector assets now established in Sydney and Melbourne, HCP is actively evaluating further opportunities as it continues to scale the Elli Living portfolio nationally through acquisitions and third-party operating agreements.

“We have invested significantly in refining our brand, technology stack and operating processes.

“We look forward to expanding our presence in both investment and management of coliving and extended-stay properties.”

Lucia Grambalova, Co-Founder, Elli Living

The launch of Elli Living is HCP’s second venture into the living sector, following the 2025 acquisition of a serviced apartment asset in Potts Point, Sydney.
