UKO is preparing to open its Build to Rent and co-living homes at the $107m Sydney Charles Quarter development in West Perth, as the wider precinct moves towards staged openings from early 2027.
Located at 463–507 Newcastle Street within the Pickle District, the development is being delivered by APPL Group, with Property Development Solutions managing the project, Cameron Chisholm Nicol leading the architectural design and PACT Construction delivering the build.
The scheme includes 95 homes – 32 Build to Rent and 63 co-living homes. The Build to Rent building will provide a mix of one-, two- and three-bedroom apartments and also incorporates over 3,000 sqm of retail and office accommodation across three levels.
The co-living element comprises 63 apartments arranged across three levels, ranging from studios to loft-style homes. Residents will also have access to communal kitchens, lounges and an outdoor terrace.
UKO will operate both rental tenures, with the project representing the operator’s first move into Western Australia. UKO Co-Living is scheduled to open at the end of January 2027, followed by the Build to Rent element at the end of February. The residential accommodation forms part of a six-building mixed-use precinct occupying a former City Motors site of more than two hectares.
Sydney Charles Quarter also includes a 120-room Radisson Perth Hotel, which is due to open at the start of 2027. The wider scheme incorporates around 10,000 sqm of Grade A office space, an ALDI supermarket, retail and hospitality space, a gym and café. An additional element of the regeneration includes the adaptive reuse of the former Pickle Shed, which is being retained and repurposed as a food and beverage destination.
The development has been organised around a landscaped central public space, with The Commons forming a key part of the public realm. The wider precinct is designed around a pedestrian-first layout and will include areas for outdoor performances, sporting activity and social events.
Public art will also feature across Sydney Charles Quarter, with the project drawing on the site’s former automotive use and the creative identity of the surrounding Pickle District. APPL Group has previously said recycled building components would be incorporated into the scheme alongside automotive-inspired artwork.
The development is located within Perth’s Free Transit Zone and is connected to the city’s cycle network, while underground parking is also being provided.
Sydney Charles Quarter received unanimous approval from the Metro Inner-North Joint Development Assessment Panel in 2023, with construction subsequently commencing on the former City Motors site. The staged opening will begin with the hotel and hospitality offer before UKO’s co-living and Build to Rent homes, followed by additional commercial occupiers during 2027.
