AsheMorgan has partnered with Japanese trading and investment company Marubeni Corporation, alongside Haseko Corporation and Mizuho Leasing, to deliver the $600m District Living Build to Rent precinct in Melbourne’s Docklands.
Stage One will comprise 626 apartments, with construction set to commence next month following the appointment of Kapitol as builder. District Living marks Marubeni’s first foray into the Australian Build to Rent market and will join the company’s growing portfolio of Build to Rent schemes around the world.

When complete, District Living, designed by Warren and Mahoney, will comprise over 900 studios, one-, two- and three-bedroom apartments across two buildings, with a strong focus on families. A unique offering of Soho-style dual-level apartments will also be available.

Stage one will include over 2,200 sqm of amenities including a wellness centre with gym, plunge pool, sauna, steam room and sky terrace – with over 1,400 sqm of private outdoor space, dog-friendly spaces, and landscaped green areas.

Ground-floor retail and 1,700 sqm of public open space will also enhance the precinct. In line with community expectations for sustainable living, the development will be fully electric and target a 7.5-star NatHERS rating.

Located beside AsheMorgan’s established District Docklands precinct, District Living will benefit from existing retail, entertainment and lifestyle amenity, with plans for a future pedestrian link to North Melbourne station.
