Build to Rent developer and operator Greystar has appointed Tom Livelli as Executive Director, Head of Asia-Pacific, strengthening its regional leadership team as the company enters its next phase of growth across its vertically integrated investment, development and property management platform in the region.
Tom will be based in Sydney, working with an experienced group of leaders and local teams across Australia, Japan, China, Singapore and South Korea. He will take up the role in early 2027.
During his previous six years at Greystar, Tom built and led its South America business. Under his leadership, the platform surpassed approximately US$800m in assets under management, completing 19 investments and eight third-party management contracts totalling approximately 6,000 units.
“We have high conviction in the long-term investment and business case for rental housing in Asia-Pacific.
“For global investors, the opportunity is not simply the scale of the region, but the ability to access fundamentally different residential markets and return drivers within a single region.
“We believe that creates an increasingly important role for Asia-Pacific in global real estate portfolios and a significant opportunity for specialist managers that can invest selectively and execute locally.
“Our ambition is to be at the forefront of that growth, and Tom is the right leader to take our business forward. He knows Greystar and has already demonstrated his ability to build and lead a high-performing, vertically integrated platform and deliver for our investors.
“Alongside our established country leaders and teams, Tom brings further leadership depth and international investment, development and property management experience as we pursue our long-term ambitions for Asia-Pacific.”
Bob Faith, Founder, Chairman and CEO, Greystar
The Asia-Pacific region represents over half of the world’s population and many of the world’s fastest-growing cities. Greystar believes continued growth and urbanisation, combined with housing supply and demand imbalances across the region, are driving sustained demand for rental housing and creating a compelling long-term opportunity for global investors.
As of Q2 2023, Tom also raised Greystar’s first discretionary commingled fund in Chile and established major institutional investment partnerships. He brings over 20 years of international real estate investment, development and property management experience.
“One of Greystar’s greatest advantages is the depth of data and operating insight generated by a global platform of over 1.1 million homes and beds.
“Combined with our investment in technology and AI, that gives our teams increasingly powerful tools to identify opportunities, understand risk and make better-informed investment decisions.
“Tom has built and led vertically integrated platforms across multiple continents and market cycles. He understands that translating global capital and data into successful investment outcomes requires judgement earned on the ground, market by market.
“That’s especially true in Asia-Pacific, where rental housing is at very different stages of maturity – from Japan, one of the world’s most established multifamily markets, to Australia and other markets where the institutional rental sector is still emerging, each with distinct market dynamics.”
Wes Fuller, Chief Investment Officer, Greystar
Since entering Asia-Pacific in 2017, Greystar has spent nearly a decade building the local presence and capabilities to capitalise on these opportunities. Today, the firm has US$3.9bn in schemes under management across over 11,500 rental units and beds and over 250 team members across the region.
Recent investments through Greystar’s Asia-Pacific value-add strategy demonstrate the breadth of the platform. In Australia, Greystar completed the A$1.6bn acquisition of a 5,662-bed student housing portfolio in 2025, establishing significant scale in the country’s student housing sector.
