UEM Sunrise granted planning approval for Hoddle Street BTR

UEM Sunrise and Greystar secure a planning permit to deliver Hoddle Street - Collingwood's first Build to Rent development.

Malaysian property developer UEM Sunrise Berhad has received planning permission from the Minister for Planning via the State Government’s planning approval pathway for its $277.8m Hoddle Street Build to Rent development in inner-Melbourne.

Construction of the development is expected to commence in early to-mid 2026. In June 2023, UEM Sunrise entered into a partnership agreement with Build to Rent specialist Greystar.

UEM Sunrise is the developer and delivery partner for the scheme, with Greystar as the investor and owner-operator via a fund-through structure.

The 0.54ha site comprises 407 studios and one- to three-bedroom apartments across two buildings of 16 and 18 storeys.

10% of the development will be allocated to affordable housing. Amenities include a swimming pool, gym, movie room, wellness and entertainment spaces, concierge, co-working spaces and even a communal rooftop garden.

“We recognise the significance of this project for the Collingwood area and its future residents, adding critical new housing supply at a time when it is already difficult to secure a home in this market.

“We have over a decade of presence and experience in Australia and Build to Rent is an opportunity for us to diversify our portfolio here.

“We are pleased to be partnering with an experienced operator like Greystar, particularly when presenting a relatively new and unique product offering for Melbourne.”

In line with sustainability commitments, extensive new green space and landscaped areas will be created for residents and the community, alongside cycle parking and electric vehicle charging stations for residents.

The ground floor of Hoddle Street will be activated with 1,300m2 of retail space, pedestrian laneways and over 1,000m2 of public and semi-private courtyard designed for vibrant community activities or quiet relaxation, alongside 250m2 community space, which will be provided rent-free for a selected not-for-profit organisation.

Located in the eastern entry point of Collingwood, just 3.5km from the Melbourne CBD, the development offers high walkability, proximity to vibrant cafés and excellent public transport accessibility, reducing reliance on private vehicles.

Designed by COX Architects, the Hoddle Street scheme also features a collection of stepped-form buildings, each with a unique identity in its architectural treatment to break down its mass. The use of textural finishes in the façade is a nod to the industrial past of Collingwood.
