Developer V-Leader has submitted proposals to the Victorian Department of Transport and Planning for a new Build to Rent development at its pre-existing site at 600 Lonsdale Street within the Melbourne CBD.
Designed by Rothelowman, the proposals comprise 479-apartments – 254 studios, 136 one-bedroom and 89 two-bedroom apartments – across a 39-level tower, with a gross floor area of 34,372 sqm.
The upper floors of the scheme would feature 12 to 14 apartments per level. The top two levels intend to be reduced to five apartments each. The ground floor includes retail units with frontage to Lonsdale Street in a two-storey podium.
Moreover, V-Leader will deliver 1033 sqm of outdoor amenity space, 786 sqm of outdoor space and 80 car parking spaces across two basement levels.
V-Leader has owned the site since 2018. Originally, it intended to deliver a $500m, 40-level Grade-A office space and a hotel on-site, which formerly housed the 1920s Lonsdale Court building.
