AREA brings UK BTR expertise to Australia

For AREA, the appointment is recognition that the operational expertise developed within the UK's Build to Rent sector has genuine international value.

As part of its expansion into the APAC region, Alternative Real Estate Advisors (AREA) was appointed by Investa, on behalf of Oxford Properties Group, to undertake a comprehensive operational and procurement review across its approximately 1,300 unit Build to Rent portfolio on Australia’s East Coast.

Australia’s institutional Build to Rent market is entering a new period of growth, with over 67,000 homes in the development pipeline and development activity continuing to accelerate. As portfolios mature, the focus naturally shifts beyond delivery and towards operational excellence, procurement strategy, resident experience, cost control and long-term scalability.

Having overseen the mobilisation and operation of over 1,900 Build to Rent and co-living units in the UK, AREA was able to bring practical experience from one of the world’s most mature institutional rental markets, while recognising where Australian market dynamics require a different approach.

Working collaboratively with the Investa team, AREA reviewed mobilisation and stabilised operating budgets, challenged existing assumptions, identified procurement efficiencies and helped shape a more scalable operating model capable of delivering meaningful year-on-year savings without compromising the resident experience.

The principles of operational excellence remain remarkably consistent. This project demonstrates that operational expertise has become as important as development expertise in creating long-term value, according to the firm.
