Two new firms join Nation’s Precinct 75 BTR

Nation’s Precinct 75 development will open in stages from late 2026, with full completion anticipated in 2027.

Global workspace operator IWG and wellness brand One Playground are committing to the Precinct 75 Build to Rent development, which was formerly home to the original Taubmans paint factory.

It is now being reimaged as a mixed-use neighbourhood by developer Coronation’s Build to Rent platform and operating arm Nation, who will manage the scheme once it is complete.

Located just 5km from the Sydney CBD and within eight minutes of Sydenham Metro, Precinct 75 has long been part of the area’s creative and industrial fabric. Over time, the site has evolved into an eclectic mix of shops, cafés, breweries and creative businesses within its original industrial setting. 

It is now entering its next chapter as a mixed-use precinct managed by Nation, with a long-term approach that prioritises place, retail curation and community. The precinct reflects a broader shift towards integrated, resident-led neighbourhoods, where retail, workspace, wellness and daily services are curated to support the people who live, work and spend time there.

While well located, this part of St Peters has historically lacked the everyday amenity needed to support its growing residential and worker population. Precinct 75 has been designed to help address that gap, introducing a new layer of convenience, activity and repeat visitation, supported by a built-in residential customer base and a curated retail mix.

With approximately 470 Build to Rent apartments delivered on site and located within a tightly held Inner West residential catchment, the precinct provides an immediate, high-frequency demand base, supporting strong daily trade across food, beverage, wellness and convenience retail.

The precinct builds on its legacy as a place of innovation and creation, reinterpreted through a network of laneways, landscaped gardens, a dog park, children’s play areas, alfresco dining, and activated ground-floor retail, commercial and creative spaces designed to support movement, connection and everyday life.

The latest leasing commitments reflect a deliberate approach to curation, bringing together operators across work, beauty, wellness and daily essentials in a way that supports a more integrated and vibrant model of living.

IWG will deliver an approximately 1,244 sqm co-working centre within the precinct, accommodating over 220 workers and introducing a flexible workspace offering aligned to the evolving needs of Inner West businesses and residents.

The commitment reflects a broader shift towards decentralised work environments, with growing demand for workspace closer to where people live.

One Playground will introduce an approximately 850 sqm rooftop wellness and recovery destination at Precinct 75, strengthening the precinct’s retail mix with a new health, wellbeing and recovery offer for residents, workers and the broader St Peters community.

The space will feature dedicated yoga and Pilates studios alongside premium recovery facilities, including sauna and hot and cold therapy, designed to support both performance and everyday wellbeing.

Already operating within Coronation’s Mason & Main precinct in Merrylands, One Playground’s expansion into Precinct 75 reflects growing demand for elevated wellness experiences within Build to Rent communities and signals a continued partnership across Coronation’s portfolio.

A mini-major supermarket has also been secured, introducing a premium grocery, deli and convenience offering that will anchor the precinct’s daily retail and support consistent, repeat visitation from residents and the surrounding catchment.

Retail at Precinct 75 is underpinned by Nation, and on-site asset manager, which plays an active role in driving retailer performance beyond lease commencement.

Through a year-round calendar of resident and community programming, targeted marketing and ongoing placemaking initiatives, Nation is focused on generating consistent footfall and supporting long-term trading outcomes for retail partners.

This integrated model reflects a more aligned approach to leasing, where operators are supported as long-term partners within a managed, activated precinct environment. Together, these commitments represent a significant milestone in the evolution of Precinct 75 as a fully integrated neighbourhood.

Additional food and beverage operators are currently in discussion, with further announcements expected in the coming months as leasing momentum continues to build.
