Smart access and identify management solutions provider Salto has partnered with resident management platform Erin at Salta Properties’ Fitzroy & Co development in Fitzroy North. The scheme officially launched in October 2024 after topping out in March.
Located in Fitzroy North in Melbourne, Fitzroy & Co boasts the first white-labelled resident application in Australia, firmly establishing Salta’s Build to Rent operational platform brand Est. in the market.
Amenities include co-working spaces, a gym and separate yoga studio fitted out by Technogym, record lounge, and social club, alongside beautifully designed living spaces.
The Erin system aims to simplify life into a single, integrated application. This service targets Build to Rent apartment residences, especially the growing market in Australia, where resident experience and long-term brand relationships are crucial.
Erin is a liveability super app that centralises all interactions for residents and building managers.
From move-in/out processes, apartment access control, booking amenities, to checking rent updates, deliveries, communications, and maintenance requests, Erin aims to enhance resident experiences at Fitzroy & Co, leading to happier residents, longer tenancies, and positive brand growth by prioritising liveability functions with mobile access being a key component.
Salto KS completes the single-app puzzle, enabling every access point, from base building to apartment doors, to be covered and managed through the Erin application.

Salto KS is a cloud-based smart access control solution with unified software/hardware architecture and an open ecosystem. It has excellent connectivity, digital security, and a worldwide customer base. Both Erin and Salto KS integrate with a host of Property Management Systems (PMS).
With guest keys, residents at Fitzroy & Co can take control of their access needs, inviting friends, family, or providing access to contractors without needing to be physically present. This independence has become a selling point, reducing access requests to building managers without compromising security.

The integrated mobile key is also an engagement driver, as Erin has seen some sites achieve a 100% app usage rate where Salto is installed. Such uptake results in a suite of benefits, including a great return on investment.
Operationally, this means residents will be active should the building manager need to send out a community notification or organise works.
Salto KS logs all lock usages, which, when fed into Erin’s systems, can provide insights on amenity usage, feature usage, and more.
Erin predicts that as the market matures, developers will benefit from using such insights to build their brands, improve their offerings, and increase attractiveness to investors.
