Build to Rent developer, owner and operator Novus has lodged a Development Application (DA) for the Novus on Victoria Build to Rent development in Sydney’s Chatswood.
Designed by FK, the scheme will deliver 260 studios, one, two, and three-bedroom Build to Rent apartments spread across 46 storeys.
The 1,000 sqm of amenities will include a wellness podium level with a gym, pool, sauna, steam room, ice plunge, outdoor terrace and pet park.
Additional offerings include a mid-rise BBQ terrace and sports area and penthouse-level amenities with lounges, co-working spaces, and private dining rooms – all set against expansive views of Sydney.
Retail spaces and three levels of basement parking will also be delivered at Novus on Victoria.
“Our proposal also addresses long-standing challenges in the traditionally office-dominated market of Chatswood CBD, where vacancy rates have exceeded 20% for more than a decade.
“In contrast, Novus on Victoria offers an immediate, practical use for the site. Its single-owner, non-strata structure provides the flexibility to adapt to future demand—enabling a potential conversion to commercial use if market needs evolve.”
Jason Goldsworthy, Co-Founder and CDO, Novus
The Novus on Victoria development incorporates several sustainability and environmental initiatives, aligned with the Novus portfolio’s broader commitments, and targets BESIX and NatHERS standards.
Situated next to the Chatswood Transport Interchange, the development benefits from excellent connectivity to metro services, trains and buses.
The site is located close to key local attractions including Westfield Chatswood, the Concourse Arts Precinct, schools and open spaces. It will also complement Novus on Albert – another Build to Rent scheme in the area, which is currently under assessment.
