Local: Residential adopts Rezpage PMS at Local: Kensington BTR

Rezpage’s technology will be integrated at Local: Residential’s first Melbourne-based scheme, Local: Kensington.

Developer Local: Residential has commissioned the Rezpage Property Management system for its inaugural Build to Rent development in Kensington, Melbourne – Local: Kensington.

After evaluating eight leading Property Management Systems (PMS) and various tenant apps for its operations, Local: Residential’s management team selected an integrated PMS/App platform, Rezpage from Rezpage Limited, a division of Xn Global Systems.

In early 2023, Local: Residential began construction of Local: Kensington in partnership with two banks. The development opened after launch in December 2024.

“Local: Residential set out to find a partner to help us deliver a seamless resident technology experience, from booking a tour and applying for an apartment, to living day-to-day within our buildings and we selected the Rezpage Property Management (RPM) product from numerous alternative market technology solutions.

As multi-site Build to Rent operations require cloud-based PMSs to enable clustering of business functions, Rezpage facilitates leasing, rental transactions and service delivery, whilst the companion app, Staypage, connects tenants directly to operations. It also provides them with a digital access key and an array of services.

According to research from Franklin St, currently there are 5,398 Build to Rent apartments in Australia, around 10% of the 51,579-unit pipeline, across 143 schemes.

Over 20 Build to Rent platforms already exist in Australia, comprising both established international brands as well as local operators, developing Build to Rent developments and aiming to establish multi-site portfolios.
