The first phase of Australian Build to Rent provider Local Residential’s $315m Build to Rent development – Local Kensington – in Melbourne has opened its doors to residents. The scheme officially topped out in November 2023, with construction works by Hacer Group recently completing.
Situated on Macaulay Road, approximately 4km from the CBD, in the inner-city Melbourne suburb of Kensington, the development will deliver 477 apartments in a mix of one-, two-, and three-bedroom units across six eight-storey buildings.
Reflecting Residential’s ESG commitments, each building is designed to be Net Zero in operations and fully electric.
Amenities include a 250 sqm gym and wellness zone, co-working spaces, a cinema, an art studio, a resident lounge overlooking the outdoor pool and deck area, and private dining rooms.
The Local Kensington development also comprises 461.5m2 of retail offerings along Macaulay Road – designed to activate the street frontage and the Macaulay/Stubbs precinct.
The campus style development creates a village precinct with a shared landscaped internal courtyard providing a communal link between the six buildings.
Designed by Hayball, Local Kensington is expected to reach full completion by November this year. Additionally, Local Residential’s offering also includes an Impact Housing initiative which contributes 33 social and affordable housing units through partnership with the Women’s Property Initiative, with nine specialist disability accommodation homes delivered by Home in Place.
