Goldfields begins works on The Raleigh BTR

Goldfields has officially entered the Build to Rent sector by securing funding and starting construction on its new landmark development The Raleigh.

National property developer Goldfields has started construction on The Raleigh development in the heart of Windsor. The basement excavation is now complete at the $350m, 4,350 sqm Build to Rent scheme.

The interconnected 15-storey double tower will deliver 348 studio, one-, two-, and three-bedroom apartments.

Amenities include a rooftop pool and basketball court, dog park, gym, co-working spaces, cinema room, private dining, bar and lounge areas, and private lobby.

The Raleigh aims to provide residents with a nature-focussed wellbeing experience. Architecturally distinct, the soft sculptural form aims to provide both sanctuary and community.

“Windsor is a highly sought after pocket of the city fringe with significant depth of demand and opportunity for growth. We believe in this precinct, its desirability, and our ability to bring a world-class building to this incredible neighbourhood. Australia is suffering from a multi-decade housing underbuild with pressure growing every day for developers, builders, and landlords to do more to ease the strain.

“Our expansion into Build to Rent will help improve Melbourne’s rental affordability by injecting much needed, high quality apartment stock into a tight market experiencing huge undersupply.

“Goldfields is delighted to be working with Merricks Capital on this exciting landmark project. Merricks Capital was a major funding partner on our commercial office tower in South Yarra, Goldfields House.

“It takes faith and technical capability from like-minded organisations to seek out and partner with, on these complex projects.

“We are proud to be working with Merricks Capital again and look forward to a rewarding development outcome.”

Situated between the vibrant precincts of Windsor, Prahran, and St Kilda on the corner of Raleigh Street and Punt Road, the commencement of The Raleigh development marks a significant milestone for Goldfields and represents the beginning of a new growth phase for the company.

“The supply demand fundamentals supporting the project are strong, with historically low vacancy rates and a forecast shortage of new homes.

“Build to Rent is an exciting new element of the Australian property landscape. Like Goldfields House, The Raleigh is well positioned to attract the area’s key demographic.”

Dan O’Donoghue, Head of Private Credit, Merricks Capital

Other major development partners include Maxcon Constructions, Webber Design, and Fraser and Partners. The Raleigh is set for completion in Q2 2026.
