Frasers appoints Hutchinson Builders for Brunswick & Co.

Frasers appoints construction company Hutchinson Builders to deliver Brunswick & Co., a new Build to Rent scheme in Fortitude Valley.

Frasers Property Australia has appointed construction company Hutchinson Builders to deliver a new Build to Rent development on Brunswick Street in Fortitude Valley. The project aims to redefine the renting experience and play a key role in urban regeneration in this part of Brisbane. Named Brunswick & Co., the 25-storey building will include 366 units – a mix of studio, one-bedroom and two-bedroom apartments. Frasers Property is targeting a 5 Star Green Star – Design & As Built rating for the development, which will operate as a carbon neutral building once complete.

Brunswick & Co. will also integrate 1,800sqm of amenity space, and includes a rooftop pool and dog park, outdoor terraces, community library, cinema/karaoke room, cocktail bar, dining and entertainment areas, residents-only co-working office areas, a fitness centre and treatment room. The development will also include ground-floor retail and a lobby café and bar. The scheme is within 140 metres of Fortitude Valley Station.

Work is anticipated to commence in the coming months, with Brunswick & Co to welcome its first residents in 2024.

Part of the Queensland Government’s Build to Rent Pilot Project, Brunswick & Co. aims to deliver affordable housing options to the inner-city and cement Build to Rent as a viable asset class in Brisbane.

On completion, Frasers Property will own and operate the development, with the Queensland Government subsidising the rental of several apartments as affordable rental housing for key workers. The remaining apartments will be offered at market rents. 

The building design is intended to pay homage to the location through the integration of brick in the façade, creating a texture that mirrors the surrounding heritage-listed buildings synonymous with Fortitude Valley. The podium design responds to the scale, form and materiality of the McWhirters Building, also on Brunswick Street.
