Woolworths’ development arm Fabcot has submitted a development application for a large-scale mixed-use development, that will be delivered over three stages.
Located at 60-78 Hudson Road and 19-33 Albion Road, Albion, the development will comprise 456 Build to Rent homes in a mix of 160 one-bedroom, 228 two-bedroom, and 68 three-bedroom apartments across two 20-storey towers.
Amenities include a gym and wellness centre, podium plaza level with lap pool, outdoor recreation area with gardens, bookable community space and a café.

Designed by Cottee Parker Architects, the Build to Rent scheme is also set to feature retail spaces, a public realm, a large ground-floor supermarket, pedestrian connectivity to the nearby Albion Train Station via the urban commons, and multiple recreational and communal spaces.
This pedestrian-friendly zone will feature extensive landscaping, seating areas, and shaded walkways – fostering a communal space for both residents and visitors. Dunn + Moran Landscape Architects is the landscape designers.
Enhancing accessibility, the design includes a pedestrian bridge linking directly to Albion Station.

Architectural features of the development include cascading planters on the towers and rooftop terraces equipped with BBQ areas, offering panoramic views of the Brisbane skyline and northern suburbs.
The podium level will be home to a supermarket, retail spaces and wellness amenities.
The Albion site has been the focus of multiple development proposals over the years and has remained vacant since the initial FKP transit-oriented Albion Mill project was proposed in 2016.

Fabcot’s latest initiative aims to transform this underutilised area into a residential and commercial hub, contributing to Brisbane’s ongoing urban growth.
