Coronation Property’s Precinct 75 Build to Rent development welcomes IGA Local o-site, allowing future residents and the surrounding St Peters community to have access to everyday grocery, deli and convenience retail close to home. In May, global workspace operator IWG and wellness brand One Playground joined the scheme.
The commitment marks an important milestone in the precinct’s evolution, helping establish one of the first everyday services within the emerging Inner West neighbourhood. The IGA Local will be operated by experienced supermarket operator Sam Alikozay, who brings over 25 years of grocery retail experience and currently owns and operates three supermarkets across New South Wales, including IGA Lawson, IGA Lugarno and IGA Mannering Park.
Having started his career in an IGA store in 2000, Sam has built a longstanding relationship with the IGA network and understands the role local grocery stores play in supporting communities.

Comprising around 470 Build to Rent apartments and a growing mix of retail, wellness and commercial operators joining the precinct, IGA Local will play an important role in supporting the daily rhythms of community life.

The appointment reflects Coronation’s broader approach to retail curation at Precinct 75, with a focus on securing operators that contribute to the long-term success of the precinct and the community it serves.

Once complete, Precinct 75 will be operated by Coronation’s Build to Rent platform Nation, which will manage both the residential and retail offering. Nation’s existing communities at Merrylands and Parramatta are both fully leased, demonstrating the strength of its operating model and ability to create highly engaged residential communities.
Through a year-round calendar of resident and community events, local partnerships and placemaking initiatives, Nation will help create opportunities for residents, retailers and the broader community to connect and participate in precinct life.
