Coronation Property has secured planning approval for its City Starter, City Stayer™ apartments at the Precinct 75 Build to Rent development, introducing a compact, design-led residential typology within its Build to Rent portfolio.
Designed in collaboration with several Australian architectural practices, including COX Architecture, BVN, Bates Smart and SJB, City Starter, City Stayer™ will comprise smaller private apartments with integrated furniture, storage, integrated joinery, highly efficient layouts, shared amenities and resident services.

Developed in response to Sydney’s housing shortage, rising rents and shifting household demographics, the new apartments are designed to provide a more accessible entry point to well-located, design-led homes.
The model responds directly to one of Australia’s fastest-growing cohorts – single-person households – while also addressing two critical and under-served groups in Sydney’s housing system: younger workers seeking proximity to jobs, transport and culture, and older residents looking to downsize without losing connection to their communities.

Ranging from approximately 30 sqm to 35 sqm, the apartments sit within Nation’s Build to Rent schemes, where private living spaces are supported by a broader network of shared amenities, services and community infrastructure.
Precinct 75 currently comprises 470 Build to Rent apartments and a growing mix of retail, wellness and commercial operators, which are operated by Coronation’s Build to Rent arm Nation.
Coronation intends to roll out City Starter, City Stayer™ apartments across its broader pipeline, including The Erskineville Project, Waterloo and St Leonards, subject to planning approvals.
