The Property Council of Australia and MSCI Inc. have launched their new ‘Australia Build to Rent Property Index’. The launch has been recognised as a significant milestone for the Australian Build to Rent sector.
The index covers 10,700 institutionally owned and operated units’ worth $10bn and aims to bring much-needed transparency, benchmarking, and institutional confidence to the rapidly growing asset class.
“As the sector continues to mature, access to reliable performance data will help unlock further investment and support the delivery of much-needed rental housing across Australia.
“Looking forward to seeing the impact this has on the sector’s continued growth.”
Paul Savitz, Director – Living Sectors Capital Markets, Cushman & Wakefield
This is a standout result from the first index release, with Australian Build to Rent delivering a 7.1% total return over the year to March, outperforming both London (-5.0%) and New York (5.5%) over the year to December 2025.
