Lendlease and Daiwa House complete West Tower BTR

Lendlease, in partnership with Daiwa House Australia, has completed its West Tower at Melbourne Quarter Build to Rent development, which sits at the southern edge of Melbourne’s CBD, after topping out in June 2025.

It is now open, adding 797 new rental homes on the edge of Melbourne’s CBD. Dignitaries, including His Excellency Kazuhiro Suzuki, Ambassador of Japan to Australia, Hon. Nick Staikos MP, Victorian Minister for Housing and Building and the Minister for the Suburban Rail Loop, Sarah Witty MP, Federal Member for Melbourne, as well as the Lord Mayor for Melbourne, Nicholas Reece, attended a ceremony to acknowledge the significant milestone.

Located opposite Southern Cross Station within Lendlease’s Melbourne Quarter precinct, the 45-storey tower offers a mix of furnished and unfurnished studio, one, two and three bedroom apartments, adding more housing diversity for Melburnians and providing long-term security not offered in the traditional rental market. 

The delivery of West Tower also marks the completion of Lendlease’s Melbourne Quarter precinct, a landmark urban regeneration precinct more than 13 years in the making, providing residents with the convenience of living in a vibrant and interconnected inner-city neighbourhood.

Spanning 2.5 hectares, the precinct is already home to more than 1,800 residents and supports a daily workforce of more than 12,000 people, bringing together four office buildings, two residential towers, curated retail and dining, and a network of parks, laneways and public spaces. 

With more than 50% of the precinct dedicated to public open and green space, residents enjoy direct access to new parks and walking routes, including Melbourne’s first elevated public park, Sky Park at Melbourne Quarter, and new, readily accessible pedestrian links between Collins and Flinders streets.

Designed by Melbourne architectural firm Fender Katsalidis, West Tower is designed for long-term leasing with a suite of premium amenities aimed at supporting community connection, convenience and versatility.

These include a sky-high resident lounge and outdoor rooftop terrace, private dining facilities, two lane bowling alley, home theatre and golf simulator, modern co-working spaces alongside music and podcast studios, and full suite of fitness studios as well as access to health and wellness facilities in the neighbouring East Tower, including a pool, spa, sauna and steam room.

West Tower is the latest Build to Rent development by Lendlease, which has a global portfolio of more than 5,000 rental apartments established or in delivery across Australia, the US and the UK.

Delivered in partnership with Daiwa House, which holds a 75% equity share in the project, West Tower is the third development completed by the two companies, following Claremont Hall in Manhattan and Elephant Park in central London.

West Tower is one of several major residential projects being delivered by Lendlease across Melbourne, with more than 2,300 new homes currently under construction or in delivery.

Together, these projects are increasing housing supply in well-connected inner-city locations and supporting the continued growth of Melbourne’s CBD. Leasing at West Tower is well underway, with the building already home to hundreds of new residents.
