Developer, builder and operator Coronation Property Group’s Build to Rent division – Nation – has deployed its artist-in-residence program Nation Made at Precinct 75 – the future home of the Nation St Peters Build to Rent scheme.
For the Precinct 75 program, Nation has invited a group of artists, musicians, artisans, and makers to use existing warehouse spaces while the site is still being built. The site itself is rising from the original Taubmans paint factory, which opened in 1901.
Resident artist James Coe is a contemporary Sydney-based painter known for his inventive use of colour and texture. James’ practice explores the interplay between observation and imagination, transforming everyday environment, like urban streetscapes, domestic interiors, and natural landscapes, into vibrant, multi-layered paintings.
His distinctive work features bold palettes and gestural mark-making, evoking atmosphere and emotion while shifting focus away from detail. Raised in Sydney and influenced by both local and international artistic movements, James’ exhibitions include major solo and group shows in Sydney and overseas.
“The city’s been pushing artists out for years with rising rents and no space to actually work. At Precinct 75, we’ve been given the freedom to create without expectation, in these spaces that would otherwise sit empty.
“But the program provides more than just a studio. Here we’re writing part of the story of this place, helping shape what St Peters becomes, not just decorating it once the development is done.”

Precinct 75 will be Sydney’s next cultural destination, featuring over 15,000 sqm of artisanal retail, commercial, and residential space that pays homage to the site’s ‘makers precinct’ heritage. Located just 15 minutes from Sydney’s CBD, the mixed-use development will include curated restaurants, bars, and creative retail spaces, all designed to bring new life to this special pocket of Sydney’s inner west.
At Nation St Peters, residents can benefit from long and short-term leases, switch apartments as life changes, or relocate between Nation buildings without break fees. The development will comprise over 200 Build to Rent apartments.
