Developer Mirvac’s $1.8bn Build to Rent venture with investors Mitsubishi Estate Asia Pte. Ltd (MEA) and the Clean Energy Finance Corporation (CEFC), in partnership with the Queensland Government, has opened the LIV Anura development.
Mirvac’s LIV Anura at Brisbane’s Newstead was officially opened by Queensland Treasurer, the Hon. David Janetzki and Minister for Housing, the Hon. Sam O’Connor. Mirvac designed, delivered, and will own and manage the new apartments.
Its Group CEO & Managing Director Campbell Hanan said the group was proud to deliver its first Build to Rent development in Queensland as part of the Queensland Government’s Build to Rent Pilot.

This year we’re adding a total of 894 new Build to Rent apartments to the market, with LIV Albert soon to complete in Melbourne, bringing our total portfolio to more than 2,100 apartments nationally. Located within Mirvac’s long-established Newstead residential precinct just 1.5 kilometres from the Brisbane CBD, the LIV Anura scheme comprises 396 studios, one- and two-bedroom Build to Rent apartments, including up to 99 affordable apartments offered at reduced rate rent for renters working within ten kilometres of Newstead who meet affordable housing criteria.
Delivered across two buildings, the 3,000 sqm of indoor and outdoor amenities on level five include gyms, a pool, sauna and spa, a variety of co-working and meeting spaces, multiple communal lounge areas, pet retreat, private dining and chef’s kitchen, a bush tucker garden and over 1,000 sqm of boutique retail at ground level.

Mirvac is targeting a 5 Star Green Star Design and As Built rating for LIV Anura from the Green Building Council of Australia (GBCA), highlighting excellence in sustainable construction, and has achieved 8 Star average National Home Energy Rating (NatHERs) and targeting 4 Star NABERS water and energy.
LIV Anura is an all-electric community, featuring 100% renewable energy in common areas, smart metres for residents to monitor energy usage and a fleet of electric vehicles exclusively for residents.

The Queensland Government’s Build to Rent Pilot Project is an initiative aimed at increasing the supply of affordable rental housing by partnering with private developers to create purpose-built rental communities.
Housing Minister Sam O’Connor said the Government’s comprehensive housing plan would increase supply across the board, helping the state’s most vulnerable and those trying to achieve the dream of owning their own home.

Since 2001, Mirvac has reshaped Newstead into one of Brisbane’s most popular precincts, creating a connected and vibrant community, contributing over $65m in parklands, roads, cycleways, community facilities and retail to date.

Newstead is home to over 7,500 residents, with more to call Newstead home with Quay Waterfront Newstead complete along with LIV Anura, and Isle Waterfront Newstead under construction.
