The Australian arm of American development and real estate investment management firm Sentinel Real Estate, Sentinel Fund Manager Australia (Sentinel Australia), has received planning approval for its fourth Build to Rent development in Subiaco’s Australian Fine China (AFC) Precinct.
The approved development at 1 Wembley Court, Subiaco, will deliver 111 sustainable apartments in a mix of studio, one-, two- and three-bedroom apartments. Amenities include a fitness centre, resident lounge and dining area, a business centre, and a landscaped green inner courtyard.
The new community will be professionally managed under Sentinel Australia’s dedicated property management brand, Kinleaf, with management, leasing and maintenance staff located on site to assist residents throughout their rental experience.
“We are pleased with what our first rental apartment communities in Subiaco have achieved from a leasing, resident experience and community perspective, and look forward to continuing these positive outcomes nearby at our newly approved development on Wembley Court.
“From studios to spacious family units, our thoughtfully and sustainably designed apartments will cater to a range of household needs and provide residents with a convenient, resident-focused and community-oriented rental experience. We expect the apartment community will be a welcome addition to Perth’s rental housing market that provides more housing choice and enriches the local community.”
Keith Lucas, Managing Director, Sentinel Australia
Designed by leading Perth-based architecture practice Cameron Chisholm Nicol, the architecture of the apartment community thoughtfully responds to the site’s industrial heritage. Conveniently located and with a Walk Score of 91, the site is within walking and cycling distance to a number of retail, educational, health, commercial and leisure offerings.
“The architecture incorporates references through form, expression and materiality to the broader site’s unique cultural and historical significance as a place for the production of domestic and industrial pottery and porcelain from 1921 to 2006.”
Dominic Snellgrove, Managing Director, Cameron Chisholm Nicol
Public transport links including Subiaco Train Station and many bus routes are also situated nearby the new scheme at Wembley Court. A large open green space is located only metres away at the Subiaco Common, which contains a lake, a children’s play space and dog exercise areas.
Following the closure of the AFC Factory in 2006, the AFC Precinct and its surrounds have undergone a transformation into a preeminent live/work/play neighbourhood in Subiaco.
In keeping with Sentinel Australia’s commitment to sustainability across its Build to Rent portfolio, the approved development will target carbon neutral certification, a 5-Star Green Star rating from the Green Building Council of Australia, and a minimum 8-star average NatHERS rating across the building on completion.
Features to support more sustainable living outcomes include the provision of energy-efficient appliance packages in all apartments, EV charging stations, generous internal bike parking to encourage low carbon forms of transportation and support the transit-oriented approach of the development, solar panels for common area energy supply, a recycled water supply for certain uses, the provision of multiple waste streams and a regular program of on-site events and activities for residents to engage in.
