LIV Munro BTR sets benchmark for future schemes in Melbourne

PDG’s landmark LIV Munro Build to Rent scheme within the Munro development sets a benchmark for future schemes in Melbourne.

LIV Munro by PDG – which was recently nominated for the 2023 INDE.Awards – is part of the $450m Munro development.

It has delivered 490 Build to Rent homes, 49 affordable housing dwellings, 500 public car parking spaces, 110 hotel rooms, 2,000m2 of ground floor retail, and the council’s new community facilities which will house Melbourne’s new city library. 

The handover and final completion of the QVM Munro Stage 2 Development took place in December last year. 

The LIV Munro site, which is located at 101 Therry Street, is adjacent to Queen Victoria Market in Melbourne’s northern gateway, setting the benchmark for future Build to Rent developments throughout the CBD.

Queen Victoria Market is home to the world’s largest pantry, offering fresh produce from fruit and vegetables to fishmongers, butchers and specialist delicatessens.

The Queen Victoria Market precinct occupies a pivotal location between the City North Urban Renewal Precinct to the north; the education and health precincts to the north and north east; the central city and the broader ‘Hoddle Grid’ to the south east. It is a major landmark in Melbourne and is the largest open-air market in the Southern Hemisphere.

PDG is pleased to have delivered one of Melbourne’s first end-to-end Build to Rent projects in partnership with Mirvac, playing a role in the precinct’s renewal as well as in its legacy.

The development’s design takes inspiration from laneway culture, market heritage and sustainability.

Architects Bates Smart, 6 Degrees and PDG Design, in collaboration with ADP Consulting aimed to target an 8-Star average NatHERS rating and 5-star Green Star Design and As-built rating. LIV Munro also delivered an electric vehicle infrastructure.

The LIV Munro development was part of the final stage of the precinct renewal. The scheme offers amenities such as a swimming pool, sauna, steam room, gym, dog park, zen deck, flexi room and outdoor terrace on the lower levels.

On Level 39, additional entertainment amenities include a communal lounge, games room, media/cinema room, meeting rooms, co-working spaces and an outdoor terrace.

The acquisition/agreement date for the scheme was April 2021. Ernst & Young valued LIV Munro, and as of 30 June 2023, the valuation was $360.8m.
