Rent to Live Co. (RTL Co.) has lodged a State Significant Development Application (SSDA) for The Timberyards mixed-use precinct in Marrickville, Sydney.
The $1.5bn The Timberyards scheme will comprise 1,188 rental apartments, including 115 affordable units, 484 Build to Rent apartments and 589 co-living units.
Designed to meet a range of living needs, the development also includes 2,400 sqm of commercial and retail space. Residents will have access to over 2,600 sqm of indoor communal spaces and 10,000 sqm of outdoor and public open areas.
Amenities at The Timberyards includes creative, cultural, and recreational spaces, communal lounges and outdoor areas. A retained warehouse structure will serve as a focal point, blending the precinct’s industrial heritage with modern design.
RTL Co. has ensured that the spaces have been designed to cater to a range of needs, – from social gatherings to quiet relaxation.
Located within Marrickville’s inner west, the site is bounded by Victoria Road, Sydenham Road, Farr Street and Mitchell Street. It is 700 metres away from Sydenham Station, providing convenient access to public transport.
To support sustainable travel, the development includes 726 bicycle spots and a car share scheme, which will reduce reliance on personal vehicles.
For sustainability, the design team has incorporated features to minimise environmental impact, including extensive green spaces and energy-efficient systems.
The Timberyards also acknowledges the cultural and historical significance of the area, with input from First Nations consultants and landscape architects to ensure a thoughtful and respectful approach.
If approved, construction is expected to begin in early 2026. The development will remain under the ownership and operation of RTL Co., ensuring a long-term commitment to the community and the precinct’s integration into the wider Marrickville area.
