OSK Property has unveiled plans for Aura – an $800m residential tower set to form the next stage of the wider Melbourne Square precinct in Southbank. Construction on Aura is expected to start in late 2026.
The 67-storey tower is planned for 7 Hoff Boulevard and will deliver 673 apartments as part of the broader $3.5bn mixed-use Melbourne Square development. Apartments will also largely feature balconies, with views extending across the CBD, Arts Precinct and Royal Botanic Gardens.
Designed by Cox Architecture, the project draws on Japanese design principles alongside references to Australia’s natural landscape.
Aura will sit within the evolving Melbourne Square precinct, which is planned to include six buildings across Build to Rent, build-to-sell and retail uses. The wider precinct already includes Kennedy Park, retail space, childcare and hospitality operators.

The development places a significant focus on wellness-led living, with amenities integrated throughout the building rather than concentrated on a single level. This includes a pool, spa, cold plunge, gym, Pilates and yoga studios, alongside work-from-home spaces, lounges, music rooms, library areas and private dining facilities.
Resident amenity will be spread across multiple levels, including the Aura Club, Meridian Club and Cumulus Club, with a mix of social, wellness and retreat-style spaces positioned throughout the tower.
Approximately 1,600 sqm of retail space is also planned across the lower levels to further activate the precinct.
