Property consultancy’s Knight Frank and CBRE have brought a significant residential development site at 9 Gloucester Road in Hurstville, South Sydney to the market. It has been identified as being suitable for Build to Rent.
The site has been DA approved for a mixed-use development and is being marketed by Knight Frank and CBRE through an Expressions of Interest campaign, which is closing on 11 June 2025.
Spanning 9,240 sqm, the freehold corner site fronts Gloucester Road and Forest Road and is approved for a development that includes 349 residential apartments alongside 4,620 sqm of retail and commercial floor space.
The plans detail five buildings ranging from six to 18 storeys above three basement levels, providing 453 car spaces, with a total gross floor area (GFA) of 36,669 sqm.

9 Gloucester Road’s development history has had two separate Planning Proposals and urban design reviews. Amendments to the Georges River Local Environmental Plan (GRLEP) 2021 have ensured the development’s compliance and reinforced its feasibility.
Among these changes, the inclusion of residential apartment buildings as an additional permitted use has enabled the current approved design to progress, therefore proving attractive to Build to Rent investors and developers.

In addition to the DA approval, a Voluntary Planning Agreement (VPA) includes a developer contribution of $3.6m towards public infrastructure and amenities in Hurstville.
