Kiwi Property’s Resido in Sylvia Park has become the first Build to Rent development in New Zealand to achieve a 9-star Homestar Built rating from the New Zealand Green Building Council (NZGBC).
Officially opened by Prime Minister Christopher Luxon in June 2024, Resido comprises 295 apartments and amenities. Residents can benefit from a dedicated Resident Services Team, ‘healthy’ indoor environments, and low-flow water fixtures to minimise water use.
“It’s fantastic to have this recognition of the work that’s gone into reducing our building impact and delivering a healthy, efficient space for our residents.
“We are proud to have this independent verification showing the high quality of sustainability initiatives possible in large-scale residential developments.”
Greg Tolley, Head of Development, Kiwi Property
With a focus on energy efficiency, sustainable construction, and resident wellbeing, Resido’s achievement not only establishes a new benchmark for sustainability in Build to Rent, but also demonstrates the potential for large-scale developments to balance environmental responsibility with modern living standards.

Kiwi Property prioritised sustainability from the outset, with 92% of construction waste by weight recycled or reused. Lead contractor Naylor Love set new industry standards through a trial that achieved 100% diversion of GIB plasterboard from landfill.
“Resido’s high Homestar rating is a significant achievement and reflects the team’s exceptional commitment to sustainability and innovation.
“Importantly, the design underwent a full life cycle assessment to gauge and reduce emissions, and comprehensive energy modelling will help reduce winter heating demand, and overheating risk during summer months.”
Andrew Eagles, Chief Executive, NZGBC
Among the key features contributing to Resido’s 9-star Homestar rating are energy-efficient apartments, sustainable materials, and climate adaptation planning.
The development’s focus on proximity to public transport and local amenities ensures convenience and reduced environmental impact, while a Home User Guide encourages residents to use their apartments efficiently.
In December 2024, Kiwi Property achieved 50% occupancy at Resido after officially opening the doors to residents in June.
