Frasers Property reaches completion at Brunswick & Co. BTR

Frasers Property’s Brunswick & Co. scheme is Queensland’s first true Build to Rent high-density development.

Frasers Property Australia has completed its Brunswick & Co Build to Rent development in Fortitude Valley. Designed by COX Architecture, the building now stands at 25 storeys and comprises 366 studios, one- and two-bedroom apartments, with approximately 40% allocated to affordable housing, setting a benchmark for inclusive urban living. Construction commenced in 2022.

Amenities include a ground-floor retail and café-integrated lobby, co-working spaces and a resident fitness studio. The Level 25 rooftop offers a lush subtropical retreat, complete with a resort-style pool overlooking Brisbane’s skyline and hinterland.

Additional amenities include a rooftop dog park, cinema room, podcasting area, and games zones – all designed to inspire interaction and connection.

Under corporate ownership, the Build to Rent model focuses on the long-term durability of the base building, guiding both design and material choices. This approach strengthens Brunswick & Co.’s commitment to creating vibrant and active communal and retail spaces.

The design pays homage to its location using face brick within the podium façade, providing a warmth and textural richness synonymous with the surrounding heritage-listed buildings.

The restrained simplicity of the exterior expression and palette of materials sits in direct contrast to some of the more ‘overt’ neighbours. This scheme will be a calm and sensitive contribution to the urban environment, responding in a more contextual manner to ‘The Valley.’ 

Targeting a 5-Star Green Star certification from the Green Building Council of Australia (GBCA), Brunswick & Co. exemplifies environmentally conscious design.

Sustainability initiatives include a renewable energy-sourced, all-electric design (no gas heating or appliances), solar PV systems and 100% off-site renewable power through Real Utilities, ensuring carbon-neutral operation at no additional cost to residents and design features that prioritise health, wellbeing, and climate resiliency, including heat-resistant materials to community-focused spaces with biophilic principles. 

This commitment to sustainability not only reduces the building’s environmental footprint but also delivers operational efficiencies and cost savings for both residents and operators.
