Treasurer Cameron Dick announced the decision to make Cedar Pacific the designated developer to begin work on the state government’s Build to Rent scheme on a disused children’s court in Brisbane.
With permission granted from Brisbane City Council, the developer will begin demolition of the old children’s court and construction of the development between Coronation Drive and Quay Street south of The Barracks.
The site will also sit across the river from the proposed Kurilpa Precinct.
Half of the 475-apartment development will feature one-bedroom apartments, with 125 two-bedroom apartments, 75 studios and 25 with three bedrooms. 250 of the apartments will be for government-subsidised rent.
The scheme will be the newest project on the city’s western fringe and will be situated between Roma Street Station and Suncorp Stadium.
“The building that currently occupies the site is disused, visually unimpressive and provides a poor-quality streetscape environment and no pedestrian connectivity through the site. The proposed development will transform this site through the provision of a landmark building with a porous and publicly accessible ground plane. Revitalising this significant gateway into the CBD represents a significant and positive contribution to the city.”

The Build to Rent development is set to feature communal multipurpose areas, a landscaped rooftop, cinema, co-working spaces, gym, games room, pool, barbecue area and outdoor open space for residents to enjoy and utilise.
234 resident parking spaces will be available for residents only, along with visitor and bicycle spaces.
A pedestrian arcade will allow access between the two street frontages and will be created on the western boundary.
A food and drink outlet will also be found on the higher Quay Street level.
Brisbane Lord Mayor Adrian Schrinner hopes that the Kurilpa Precinct will include Build to Rent developments, as demand and interest in alternative housing solutions has increased in recent years across the city.
According to Cameron, construction of the site is expected to begin this year and will welcome residents in 2027.
