Developer Coronation Property has been awarded Gold in the ‘Architecture – Proposed – Multi Residence (10+ floors)’ category at the BETTER FUTURE Award Program – World Design Awards 2026 for its mixed-use Build to Rent development at 8 Phillip Street in Parramatta.
The win follows its earlier success at the Australian Design Awards. Once complete, the scheme will bring together premium homes and destination hospitality, including QT Parramatta – the region’s first five-star hotel – within a single integrated tower.

Designed by global architecture practice Woods Bagot, 8 Phillip Street exemplifies a contemporary approach to vertical city living. Residential apartments are positioned above an activated hospitality and retail podium, supporting Parramatta’s evolution as Sydney’s second CBD while maintaining a strong focus on liveability, amenity and long-term place value.
A defining element of the proposal is its integration with the heritage-listed St Andrew’s Church Hall, which is being meticulously restored as part of the development. The church is being dismantled and rebuilt brick by brick, with every original brick carefully catalogued and returned to its exact position.
A reverse-step podium extends the public domain at ground level while framing the restored heritage structure, allowing the new tower to rise respectfully from the existing church spire and hover above pedestrian laneways below. This approach ensures the development preserves Parramatta’s historic fabric while accommodating its future growth.

The category recognises excellence in architectural vision, planning and innovation, celebrating projects that demonstrate strong form, spatial quality and long-term city impact. Construction is underway with the scheme on track for completion in late 2026.
