Coronation advances BTR precinct in Waterloo

Coronation is progressing of one of the last remaining large-scale renewal sites in inner-south Sydney.

Coronation Property is advancing a new precinct through planning in Waterloo. Over the last two decades, the precinct has steadily evolved towards residential and design-led development.

Sites of this scale are now increasingly rare in inner-city Sydney. Located at the intersection of Young and Bourke Streets in Waterloo, Coronation Property is advancing a Build to Rent scheme that would include over 850 apartments across a 2.15 hectare site which is approximately four kilometres from the CBD.

Proposed as a multi-parcel development, bringing together several architectural teams to create a cohesive precinct of residential buildings, the scheme will inlcude ground-floor retail and public domain.

Pedestrian links, shared open spaces and landscaped courtyards shapes the layout, establishing a flexible framework for how the precinct will function over time.

Situated within the broader Green Square renewal area and supported by new transport infrastructure, including the Waterloo Metro, the project reflects an ongoing shift toward higher density living in established urban environments.

The wider project team includes SJB, Bates Smart, Curious Practice and Chenchow Little Architects, alongside Goldfish & Bay who are working alongside Coronation Property as the proposal moves through planning.
