Global commercial real estate service provider CBRE has released the latest episode of its Talking Property podcast sub-series, The House View.
In this latest podcast, CBRE delve into whether the toughest part of the current property market cycle is over and explores the opportunities and challenges for the Australian living, retail, office and industrial sectors.
While there’s broad agreement on some of the longer-term tailwinds for Australia’s real estate market, more conviction is needed when it comes to the strength of future rent growth, exit values and in some cases the regulatory environment, according to Pacific Advisory Services CEO Phil Rowland and Pacific Head of Research Sameer Chopra.
“Living is probably the most vexed sector in that we have this unprecedented set of demand conditions that would have any investor constructive on the opportunity to serve multiple types of housing in Australia. But we have equally unprecedented supply side barriers in planning, taxation, construction costs and labour shortages. Locally, we currently have five Build to Rent projects under construction in Brisbane, two of which are due for completion later in 2024. Like many, I am eagerly awaiting these project completions.”
