Developer Coronation Property has submitted a revised plan for its Precinct 75 precinct in St Peters, nearly doubling the number of Build to Rent homes on the site.
The amended State Significant Development Application (DA) increases the number of Build ot Rent homes from 206 to 471 and reconfigures two major buildings.
Submitted under the Housing Delivery Authority pathway, the scheme is designed to align with the National Housing Accord’s housing targets, with staged completion expected from 2026 and full delivery by July 2027.
Located at 67 Mary Street, the proposal updates the development approved by the Land and Environment Court in March 2023. That approval permitted 206 Build to Rent apartments, commercial and light industrial space, and public domain upgrades. Coronation’s Build to Rent platform Nation has already commenced construction of the original scheme.
The amended plan retains the existing site layout but makes several design changes. Buildings Six and Seven, initially designated for commercial use, will now be delivered as mixed-use with residential apartments.
Buildings C and Eight will gain two additional storeys, while Building Two will be demolished and rebuilt due to structural issues. These changes add 4,842 sqm of gross floor area, reduce the commercial component, and increase operational efficiency for the Build to Rent platform.
The updated proposal introduces 16 affordable housing dwellings, to be managed by Community Housing Provider Evolve Housing. A revised dwelling mix adds studios alongside one-, two-, and three-bedroom apartments.
Internal layouts have been adjusted to improve daylight, ventilation and accessibility, while communal spaces have been expanded with podium and rooftop amenities.
Public domain improvements include an enlarged Mews between Buildings Six and Seven, enhanced pedestrian links through Makers Way, and upgrades to open spaces including The Lawn, The Bark Park and The Grove. The existing council-run artist studio remains part of the plan, maintaining Precinct 75’s creative legacy.
Sustainability measures have also been strengthened. The scheme now targets a 7.8-star average NatHERS rating, with passive design features, double glazing, rooftop solar, and reuse of demolition materials. Around 10% of the existing built form will be retained.
Economic modelling forecasts 270 ongoing operational jobs, compared with 230 under the original DA, and an annual contribution of $61.7m once the project is operational. Some commercial and light industrial space will be retained to accommodate creative and maker tenants.
The Precinct 75 development team includes Cox Architecture as Lead Designer, Ethos Urban as Planning Consultant, Arcadia for Landscape Design, Evolve Housing as Affordable Housing Partner, Curio Projects as Heritage and Archaeology Consultant, Genesis Traffic, GreenPerch (ESD), Douglas Partners as Geotechnical Consultant, and Napier & Blakeley for Quantity Surveying.
