Investors look to BTR and alternatives as top choice

The alternatives sectors' consistent performance and significant growth over the last five years have solidified its position as a preferred choice for many investors, according to Cushman & Wakefield.

Property consultancy Cushman & Wakefield has released its Alternatives Outlook for 2025, highlighting that the Australian alternatives commercial real estate market is experiencing significant investor interest, driven by structural shifts and evolving demand for non-traditional asset classes.

Sectors such as Build to Rent, residential, student accommodation, life sciences, data centres and healthcare are gaining momentum as investors seek diversification and defensive income streams. 

Cushman & Wakefield reveal that the alternatives sector has emerged as the best-performing segment in Australia’s commercial real estate market over the past two years, in terms of investment volumes.

In 2024, the alternatives sectors recorded sales of approximately $12.4bn (noting this figure excludes the AirTrunk deal), an increase of over 50% on 2023 investment volumes of $8bn – maintaining its strong performance despite economic and market fluctuations.
