The Living Company’s Build to Rent business has received consent for its State Significant Development Application (SSDA) for the $1.5bn Marrickville Timberyards precinct.
Located just six kilometres from Sydney’s CBD in the heart of the thriving inner west, the 2.2-hectare site, previously inaccessible to the public, will become a connected, people-focused neighbourhood that blends housing, work, creativity and green space.
The development will deliver 1,166 Build to Rent homes across seven architecturally distinct buildings, offering a mix of studio, one-, two-, three- and four-bedroom single and double-storey apartments.
At its core, the precinct will feature 10,200 sqm of new public open space, activated by high-street retail, co-working spaces and community amenities to create a truly mixed-use destination.

A strong commitment to local identity and cultural authenticity underpins the scheme. Long-term partnerships with Marrickville makers, creatives and artists will be embedded throughout construction and beyond, including a future artist-in-residence program housed within a 225-square-metre creative hub.
Opportunities for public art installations by local artists will further reinforce the area’s character and ensure the precinct feels familiar, welcoming and distinctly Marrickville.
Sustainability and future-focused mobility are also central to the design. The precinct will feature 100% EV charging, 50% e-bike charging, and 726 bicycle parking spaces, alongside a fully integrated car-share scheme operated by The Living Company, providing an estimated seven to ten electric vehicles exclusively for residents.
Marrickville Timberyards is targeting a 4 Star Green Star rating and 7.5 Star NatHERS, reinforcing its commitment to environmentally responsible living.
Backed by long-term investment partners Bouwinvest, APG and NPS, The Living Company is confident in its growth trajectory and plans to build on the success of Marrickville Timberyards, with a pipeline targeting 10,000 Build to Rent homes by 2035.
The development is due to commence demolition in February 2026 with an estimated 661 dwellings expected to be opened in Q4 2028 and a further 513 by Q2 2029.
