Lofts Property’s Dalston House BTR plans approved

As Melbourne’s Build to Rent sector continues to grow, Dalston House will offer modern, long-term rental living at Dalston House.

Lofts Property has received town planning approval from the City of Melbourne to develop its Dalston House Build to Rent scheme in West Melbourne.

Dalston House will comprise 190 apartments, ranging from studio to four-bedroom apartments, in a 20-storey residential tower. Amenities will include facilities such as hot and cold plunge pools, steam rooms, sauna spaces and co-working areas.

Designed by Plus Architecture, the development is located at 405-421 Spencer Street and combines heritage conservation with contemporary urban living.

Situated at the corner of Spencer and Batman Streets, the site benefits from proximity to Melbourne’s CBD, Southern Cross Station, Flagstaff Gardens, and North Melbourne’s Errol Street. This scheme marks one of the last high-density developments of its scale within the precinct.

“The retention of significant heritage elements was a key focus, allowing us to merge history with modern design in a way that enhances both the building and the surrounding streetscape.

“Working closely with Lofts Property, we’ve created a contemporary residential offering that balances preservation with innovation, while addressing the practical needs of modern urban dwellers.”

Jessica Liew, Principal, Plus Architecture

Significant elements from Dalston House’s past as a bakery, such as the original façade, chimneys, and brick ovens, will be preserved.

The south-facing side of the building, located along a major arterial road, features a solid façade, contrasting with the glass-clad sections that provide expansive city views. Balconies will offer private outdoor spaces.

“Dalston House reflects our continued commitment to creating high-quality residential spaces.

“Our partnership with Plus Architecture has been instrumental in bringing this project to life.

“Together, we have successfully navigated complex planning challenges, including multiple VCAT processes, to create a development that thoughtfully responds to Melbourne’s evolving urban landscape.

“This project has now transitioned to a build-to-rent development, aligning with the strong momentum of the Build to Rent sector.

“Dalston House is underpinned by a long-standing belief in the West Melbourne precinct — its rich character, established amenities and proximity to the CBD.”

Peter Lofitis, Managing Director, Lofts Property

Ground-floor retail and commercial spaces will further enhance the vibrancy of the precinct, while its location ensures strong public transport links and accessibility to Melbourne’s key employment and lifestyle hubs.
