Developer Lendlease, alongside Nippon Steel Kowa Real Estate (NSKRE) and Tokyo Tatemono, have topped out at the 899 Collins Street Build to Rent development in Melbourne’s Docklands. Works commenced in 2024.
Located on the western edge of Melbourne’s CBD, the 24-level development will deliver 499 studio, one-, two- and three-bedroom Build to Rent apartments with uninterrupted views across the Yarra River and Victoria Harbour.
Amenities include a 25-metre heated outdoor pool overlooking the harbour, rooftop barbecue area, co-working lounge, home theatre, pet spa, podcast studios, private dining rooms and wellness facilities including a sauna, steam room and gym.

Positioned in the heart of Lendlease’s Victoria Harbour precinct, 899 Collins Street provides easy access to the CBD, public transport, retail and dining destinations, and the waterfront, offering residents the convenience of living within an established inner-city community.

The scheme will also deliver Bourke Dock: a new waterfront public park featuring 1,000 sqm of open space and a major public artwork by acclaimed First Nations artist Reko Rennie. The all-electric development is targeting a 5-Star Green Star Building rating and a 7-star NatHERS rating.

Expected to welcome residents in early 2027, 899 Collins Street is Lendlease’s latest Build to Rent scheme, adding to the company’s portfolio of over 4,600 Build to Rent homes in delivery or under management across Australia and the United States.
This follows the completion of West Tower at Melbourne Quarter, Australia’s largest Build to Rent tower, earlier this year, with Exhibition Place in Brisbane also set to welcome residents in the coming months.

Lendlease is the developer, builder and investment manager for the development, which is being delivered in partnership with NSKRE and Tokyo Tatemono. The investment will be managed as part of Lendlease’s growing mandates business. The development marked NSKRE’s entry into the Australian market and represents Tokyo Tatemono’s first rental housing development investment in Australia.
