Greystar and UEM Sunrise granted planning for Hoddle Street BTR

Last month (December 2024), UEM Sunrise and Greystar were granted approval to develop the Hoddle Street Build to Rent development in Melbourne.

Build to Rent provider Greystar and developer UEM Sunrise have had plans approved by the Victorian State Government for a new Build to Rent precinct at Hoddle Street in Collingwood.

In June 2023, UEM Sunrise entered into a partnership agreement with Greystar to deliver the development.

UEM Sunrise will act as the developer and delivery partner for the scheme, with Greystar as the investor and owner-operator via a fund-through structure.

Designed by COX Architecture, the Hoddle Street development will comprise 407 apartments across two 16 and 18 storey buildings. Options will range from studios through to three-bedroom units.

“After winning the design competition back in 2021, the COX team is thrilled to achieve this major milestone and see the precinct quickly become a new local hub in the already vibrant Collingwood community.”

Situated on the corner of Langridge and Hoddle Streets, the Build to Rent precinct is set to become a hub for the local community with retail and hospitality offerings, green spaces and an open public square.

Featuring a collection of stepped-form buildings, each with a unique architectural identity, the materiality and palette aim to reflect the industrial past of Collingwood.

COX Architecture has designed the Hoddle Street scheme to celebrate the ‘grit and diversity’ that makes the area so dynamic.

UEM Sunrise emphasised the importance of the development to the Melbourne housing market and looks forward to delivering the first Build to Rent scheme in the inner-city suburb.

“We recognise the significance of this project for the Collingwood area and its future local residents, adding critical new housing supply at a time when it is already difficult to secure a home in this market.”

Sufian Abdullah, CEO, UEM Sunrise

Construction of the Build to Rent development is expected to start in early to mid-2026.
