Episode one: Talking Property podcast with CBRE

To kick off 2024, CBRE has recorded a special three-part Talking Property podcast series featuring eight of its Australian clients.

The three-part Talking Property podcast series examines where CBRE’s Australian clients see the best market opportunities in 2024 – as well as the opportunities for industry transformation.

The first episode features Charter Hall’s David Harrison, CBRE Investment Management’s Alex Crossing and Lendlease’s Dale Connor. 

Some highlights from this Talking Property podcast includes:

David Harrison, CEO, Charter Hall Group believes that while much of the focus is on alternatives now – such as the living sector and ‘bed, sheds and meds’ – there will be some great buying opportunities in traditional core sectors. 

“There’s a lot of value you can add selecting assets that have got risk and de-risking them. So that’ll be where our focus is. It’s a bit like having lots of children, you love them all, they’ve all got their different challenges and sort of the way I look at our different assets and our different sectors, we’re equally focused on them. Some have been a little more challenged than others. And I guess we’ll be looking at opportunities where we can use our deep skills to add value.”

Alex Crossing, Asia Pacific Regional Head of Indirect Private Real Estate at CBRE Investment Management says out of all the Living Sector areas, student accommodation stacks up the best for CBRE Investment Management in Australia given a number of factors, including regulations and taxes.

On the subject of transformation, Alex highlights the various different types of tech that could have a good impact.

“[In the] longer term, what I find really exciting is all the different kinds of tech coming in, whether it’s in sustainability, whether it’s in development, construction, I think some of those things are really quite exciting and could have a really interesting impact.”

Dale Conner, CEO, Lendlease Australia highlights that one of the strongest themes coming through to the market is sustainability in property and construction. For Lendlease, this entails how the group builds, with a strong push for renewable diesel and reducing fossil fuel construction.

There’s also a focus on electric concrete pumps, electric driven cranes and reducing Scope 1 and 2 in construction. It’s also about design, with a shift to electrification in all Lendlease’s commercial developments going forward. 

“And then you start to think about Scope 3, you start to think about the building products – concrete, steel, glass and aluminium. We’ve just written recently a Scope 3 protocol about how we think about boundaries and measurement and working with industry to help drive embodied carbon out of the basic building blocks of construction. So, I do think sustainability will continue to be something that drives a differentiator between those providing highly sustainable products in property versus perhaps the past.”
