Development Victoria has started construction works at the iconic Fitzroy Gasworks Build to Rent development, marking a major milestone in the transformation of the precinct.
The 513-home scheme comprises 121 social and 43 affordable homes, with 10% of the affordable homes allocated to First Peoples, supported by the Commonwealth Government’s Housing Australia Future Fund and the Victorian Government’s Big Housing Build, alongside Homes Victoria and Housing Choices Australia.
The start of work on Parcel B has been recognised as a huge milestone for Fitzroy Gasworks and the beginning of the precinct’s next chapter as a vibrant inner-city community.

Parcel B will also include a rooftop garden, co-working and event spaces, cafes, a gym for residents, over 1,000 bicycle parking spaces, approximately 150 public car parking bays for the precincts and sport centre visitors and approximately 175 resident basement parking.
The Victorian Government is partnering with Inner North Collective Joint Venture (INC JV) to deliver Parcels B and C, while Local: Residential will deliver Parcel A. INC JV brings together Assemble, Milieu and Hickory, alongside capital partners AustralianSuper and HESTA, with Hickory selected as the preferred builder for Parcel B.
