Cosgrove Group has secured approval for a Build to Rent development in Annandale, Sydney’s Inner West, with the scheme set to deliver 299-homes across 23-storey residential tower.
The approved scheme at 122-130 Pyrmont Bridge Road and 206 Parramatta Road will be built on a 2,570 sqm site formed through the amalgamation of seven lots on Gadigal land. The site fronts Pyrmont Bridge Road at its intersection with Parramatta Road.
The scheme has an estimated development cost of $122m, with the plans providing a gross floor area of 20,475 sqm, including 652 sqm of ground-floor retail space.
Affordable housing will account for 10% of the residential gross floor area, while a basement level will provide 43 car parking spaces. The scheme will replace three light industrial homewares shops currently occupying the site.
The location is approximately 1km from the University of Sydney and Royal Prince Alfred Hospital, while the Sydney CBD is around 3.5km away. Cosgrove Group had previously secured approval to develop a private hospital on the site last year.
However, the hospital project did not proceed due to a lack of health practitioners available to occupy the facility. Alongside the residential approval, a concurrent rezoning proposal has also been approved, increasing the site’s floor space ratio standard from 4:1 to 7.97:1.
Changes made during the approval process have increased the development from the previously proposed 22 storeys to 23 storeys. This has been achieved by reducing floor-to-floor heights, while the number of apartments has increased from 281 to 299.
The development will therefore provide a larger residential offering within the approved tower while retaining the overall development height at 23 storeys.
